Job Summary:

The Associate Director of Investment & Asset Management plays a pivotal role in driving the financial performance and strategic growth of a High-End Residential & Hotel Group. This key leadership position is responsible for overseeing the investment and asset management functions, ensuring the optimal performance of the company's real estate portfolio, and maximizing returns on investments. The successful candidate will collaborate closely with senior management to execute investment strategies, manage assets, and contribute to the long-term success of the organization.

Key Responsibilities:

  1. Investment Strategy: Develop, refine, and execute investment strategies aligned with the company's objectives. Analyze market trends and opportunities to identify potential acquisitions, dispositions, and development projects.

  2. Asset Management: Oversee the performance of the existing real estate portfolio, including hotels, residential properties, and other assets. Implement proactive strategies to enhance property values and profitability.

  3. Financial Analysis: Conduct detailed financial analysis, including feasibility studies, ROI calculations, and risk assessments, to evaluate potential investment opportunities and asset performance.

  4. Due Diligence: Lead due diligence efforts for property acquisitions, including property inspections, financial analysis, market research, and contract negotiations.

  5. Portfolio Optimization: Collaborate with senior management to optimize the portfolio mix, identifying opportunities to divest underperforming assets and acquire new properties to enhance the overall value of the portfolio.

  6. Budgeting and Forecasting: Develop and manage budgets for individual properties and the overall portfolio. Provide accurate financial forecasts and variance analysis to support decision-making.

  7. Risk Management: Identify and mitigate risks associated with investments and assets. Develop risk management strategies to protect the company's interests.

  8. Reporting: Prepare regular reports on the performance of the real estate portfolio, including financial metrics, market trends, and key performance indicators. Present findings and recommendations to senior management and stakeholders.

  9. Stakeholder Relations: Build and maintain strong relationships with investors, partners, lenders, and other key stakeholders. Communicate investment strategies and performance effectively.

  10. Regulatory Compliance: Ensure compliance with all relevant laws, regulations, and industry standards related to real estate investments and asset management.

Qualifications:

  • Bachelor's degree in Finance, Real Estate, Business Administration, or related field (Master's degree preferred).
  • years of experience in real estate investment, asset management, or related roles.
  • Strong understanding of real estate finance, valuation, and market analysis.
  • Proficiency in financial modeling and analysis tools.
  • Excellent communication and negotiation skills.
  • Proven ability to manage complex real estate transactions.
  • Knowledge of local and national real estate markets.
  • Strong project management skills and attention to detail.
  • Ability to work independently and as part of a team.

Preferred Qualifications:

  • Relevant industry certifications (e.g., CFA, CCIM, CAIA).
  • Experience in the high-end residential and hotel sector.
  • Previous experience in a leadership or supervisory role.
