Responsibilities:
- Coordinate and manage the design process, ensuring compliance with legal regulations.
- Oversee architectural design proposals and stages of design disciplines (interior, landscape, lighting, kitchen, etc.) to ensure timely, standard-compliant, and quality outputs.
- Manage the design process from Schematic Design (SD), Design Development (DD) to Construction Document (CD) phases, addressing technical issues for complete construction drawings.
- Research and update on industry trends, proposing relevant applications for ongoing projects.
- Control and coordinate legal documentation, including SD, DD, CD, fire safety approvals, and construction permits to ensure timely and quality approvals.
- Develop and manage design delivery schedules with consulting firms, tracking their progress.
- Maintain and organize design consultant documents and comments, ensuring timely uploads to the company's storage system.
- Lead internal design review meetings, evaluating all drawings and documents submitted by design consultants, and compiling comments for the Director.
- Conduct kickoff, technical coordination, and weekly progress meetings with consultants.
- Monitor the preparation, delivery, and submission of final products for Board of Directors approval as per the process.
- Verify and track completed and additional work of design consultants, supporting the payment process and resolving subsequent issues post-approval.
- Advise the General Director, providing design information, solutions to optimize projects, enhance product value, and ensure cost savings.
- Report and present design-related information.
- Inspect construction sites to monitor and supervise implementation, ensuring compliance with approved drawings.
- Manage and issue design information on site, ensuring accuracy and coordination between design disciplines before release.
- Represent the Development & Management Division in resolving design issues with internal departments.
- Evaluate and approve design change requests from consultants.
- Collaborate with other departments to develop design briefs, scopes of work, and deliverables for each project.
- Support the Tendering Division in preparing Requests for Proposal (RFP).
- Participate in evaluating technical proposals from consultants and assessing company capabilities.
- Assist the Project Division in developing Project Design Management Plans (PDMP) for each project.
- Act as the liaison between Project Management, Project Directors, and the Tendering Division to ensure design work aligns with the overall vision and expectations of the project.
- Support the Project Division in resolving on-site design issues and proposing solutions when necessary.
- Review and approve interior design material samples.
- Collaborate with the Quantity Surveying (QS) department to review and assess project quantities and costs at each design stage.
- Monitor and verify the implementation of all operational standards and design processes throughout the design phases.
- Perform other tasks as directed by the Leadership and Directors.
Requirements:
- University degree or higher in architecture/construction.
- Experience as a Design Manager with international project management firms and as a Design Manager for investors.
- Strong communication, interaction, and negotiation skills in both English and Vietnamese.
- Over 10 years of design experience, with at least 5 years in design/project management.
- Proficient in coordinating design processes among disciplines, operators, and contractors.
- Familiarity with RFI/RFA/RFC processes and experience working with international project management firms and operators.
