Property Manager 
Location: Ha Noi

Responsibilities:
1. Minimizing operating cost without compromising quality and services.
2. Set long term and short term objectives for the center operations in alignment with the company policies and directives.
3. Lead the team and work with other divisions to formulate an overall plan and strategies to achieve the set objectives.
- Ensure smooth operations of the center, carpark and all its facilities through efficient housekeeping, security, maintenance, parking and landscaping.
- Manage the overall operational, budgetary, and financial responsibilities and activities of the center
- Take accountability on business and regulatory compliance risks and takes appropriate steps to mitigate the risks.
- Coordinate with Procurement, Design and Project team to ensure timely opening of the center
- Work closely with Design and Technical Team to establish and execute Tenant Handbook; Tenant Fit-out guidelines; and Operation Manual.
- Work with Design and Project Team to ensure tenant’s fitting out are according to guidelines and standard / image of the center.
- Ensure the mall’s safety, security and property are well managed through working closely with Security Team/Security Services Provider to establish a customized safety and security program and Comprehensive Emergency Management Plan (CEMP).
- Awareness and updated on industry trends on regulatory compliance and marketing strategies
- Responsible for managing budgets and schedules.
- To co-ordinate and support all leasing and marketing activities in the center
Establishing and maintaining standard operating procedures including oversight of the property’s routine and preventative maintenance program, development of a comprehensive energy and capital plan. To ensure that all the maintenance contracts and the schedules/programmes are timely and properly executed by the contractors
4. Ensure effective execution of all policies and directives in line with the plan and strategies:
- Proactively respond to customer/ tenant issues, conduct formal and informal meetings to promote/discuss marketing, operations and security.
- Support Tenant Coordination and work with local governmental permit agencies to overcome obstacles that can delay tenant fit-out.
- Execute procurement in compliance with Groups SOPs and daily management of sub-contractors, consumables and equipment such as cleaning service; maintenance service; landscape service etc .
- Monitor utility consumption and operational costs are effectively and efficiently managed.
- Highlight any potential concerns /risks and proactively practice good risk management
- To attend to repair/rectification/refurbishing works for the buildings as and when required
5. Professionally represent the Company and develop strong relationships with existing and prospective tenants, contractors, suppliers and government agencies.
6. Ensure timely reporting of the mall performance and submission of management reports.
7. Develop and retain a highly skilled mall team.

Requirements:
• Bachelor’s Degree in Property, Real Estate or Marketing
• Ability to read, analyze and interpret legal and complex documents
• Effective writing and communication skills
• Good working knowledge of budgeting and financial analysis
• Minimum 5 years of experience or training in Real estate and shopping center environment or equivalent retail environment
