Responsibilities
Project Approach:
- Receive and review project documents (bidding documents, tender proposals, contracts).
- Provide feedback on any discrepancies or missing information regarding scope of work, quantities, etc.
Project Schedule:
- Implement and monitor construction progress, ensuring timely handover in line with approved schedules.
- Ensure defects and outstanding issues are resolved 100% within one month after project handover for operation.
Manpower:
- Recruit qualified staff and allocate tasks appropriately.
- Ensure adequate training and cross-department coordination to achieve project objectives.
- Provide timely input on staff performance for rewards, warnings, or disciplinary actions.
- Propose manpower adjustments to meet project demands when necessary.
Project Implementation:
1. Coordination with PMU and Other Contractors
- Adjust the site organizational structure if needed and establish trust and strong relationships with stakeholders.
- Finalize formats for reports (daily, weekly), forms (SI, RFI, RFA), and submission processes.
- Address and report to upper management any variations or discrepancies in scope of work, BOQ, or tender drawings.
- Resolve on-site conflicts in coordination with other contractors.
2. Schedule
- Prepare and submit shop-drawing submission schedules.
- Develop and send catalogue and material sample submission plans.
- Plan for material and equipment deliveries to the site.
3. Method of Statement (MOS)
- Create and submit Method of Statements (MOS) with samples for approval, in collaboration with other contractors.
- Coordinate with QS to calculate additional costs for special MOS if necessary.
- Ensure that approved MOS are communicated to relevant teams, including subcontractors and workers.
4. Safety
- Develop MEP project schedules aligned with the master project schedule, civil contractor’s schedule, and scope of work.
- Provide a list of safety materials and equipment and coordinate training for all workers, including subcontractors.
- Propose necessary insurance and oversee compliance with safety regulations and penalties.
- Manage access cards for workers and staff on-site.
5. Storage
- Determine and get approval for storage space, accounting for subcontractors and direct teams.
- List and estimate costs for materials needed for storage.
- Establish procedures for inventory management and inter-department coordination.
- Supervise inventory and ensure effective use of storage space.
6 Subcontractors and Direct Teams
- Develop detailed schedules for subcontractors and direct teams.
- Evaluate the performance of subcontractors and direct workers, making replacements when necessary.
- Provide training on MOS, safety protocols, and environmental standards.
- Report major quality or schedule issues to the PM or PD.
- Approve payment claims (PC) and manage back charges for subcontractors.
- Arrange overtime or weekend work schedules and propose allowances.
7. Tools and Equipment
- Submit a list of tools and equipment needed for the project and estimate costs.
- Plan for efficient usage and protection of tools and equipment.
8. Materials and Equipment
- Prepare and submit material/equipment delivery schedules.
- Place orders with detailed specifications and technical support for procurement.
- Inspect materials and equipment before shipment and upon arrival at the site.
9. Variations and Payment Claims
- Confirm whether additional client requests are part of the original scope or constitute Variation Orders (VO).
- Coordinate with QS to calculate variation costs and ensure accuracy in approval.
- Approve completed quantities and variation claims for subcontractors.
Additional Responsibilities: Handle any other tasks assigned by upper management.
Requirements
Experience:
- At least 8 years in MEP projects, with 3 years as a Site Manager.
- Proven track record in managing large-scale industrial or factory projects.
Technical Skills:
- Proficient in construction management, project planning, and MEP systems.
- Familiar with industry standards and safety regulations.
- Competency in project management tools (AutoCAD, MS Project, etc.).
Soft Skills:
- Strong leadership and team management skills.
- Excellent communication and conflict-resolution abilities.
- Ability to work under pressure and meet tight deadlines.
