This position will be overall responsible for managing and leading the leasing/lease management teams to maximize rental and occupancy of the properties within the Company’s Residence, Office, Commercial and Retail portfolio. Having an investment and development strategy to bring profits to the Company.

Job Responsibilities:
• Formulating and implementing leasing strategies with the team to obtain high occupancy rate with optimal rental rates across all of the properties within the Company’s portfolio.
• Driving the team to secure new tenancies, identify market segments and prospects, manage lease renewals with existing clients, and liaise with property agents. 
• Conducting market research of competitors and market benchmarks of rentals and occupancy cost.
• Responsible for preparing annual rental budget and rental forecast as well as monthly management reporting. 
• Manage and track of marketing budget to present to stakeholders. 
• Provide direction and guidance to the team in terms of the leasing strategies. 
• In charge of lease/lease management value chain including documentation, arrears, tenants' satisfaction. 
• Building a complete SOP system of the Leasing department including operating regulations and salary, bonus scheme. 
• Build a whole rental strategy from the design stage. Combine with the group's selling strategy and then subleasing to ensure tenant mix according to the proposed strategy. 
• Develop a commission scheme for the Leasing team. 
• Manage, train, connect and develop the leasing team professionally and effectively. Based on the group's existing property to fully exploit the value to generate maximum revenue. 
• Building on existing relationships and customers to expand new relationships to bring in new projects for the Operations team. 
• Research and identify new business opportunities - including new markets, growth areas, trends, customers, partnerships, services - or new ways of reaching existing markets. 
• Complete other tasks assign by line manager.

Qualification:
• Education: Bachelor's degree, master's degree is preferred
• Foreign Language: Advanced fluency in English. 
• Computer skills: General computer skills. 
• Essential Knowledge: Business Administration

Skill & Experience:
• Experience: at least 10 years of experience in leasing.
• Personality: Determined, agile, sprightly, positive, cooperative, patient, flexible, able to work under hard pressure
• Skills: Good Communication, negotiation, well planning, presentation, advanced leadership skill, time management and problem-solving
