• Develop and implement a facility management program including preventative maintenance and life-cycle requirements:
  • Conduct and document regular facilities inspections
  • Allocate and manage facility space for maximum efficiency
  • Coordinate intra-office moves
  • Supervise maintenance and repair of facilities and equipment
  • Oversee facility refurbishment and renovations
  • Plan and manage facility central services such as reception, security, cleaning, catering, waste disposal and parking
  • Implement best practice processes to increase efficiency

• Procurement and vendor management:
  • Obtain quotes and tenders from vendors and suppliers
  • Calculate and compare costs for goods and services to maximize cost-effectiveness
  • Negotiate contracts to optimize delivery and cost saving
  • Coordinate and monitor activities of contract suppliers
  • Manage contractor and vendor relationships
  • Manage and review service contracts to ensure facility management needs are being met
  • Ensure delivery schedules, quantity and quality criteria are met
  • Check completed work by contractors and vendors
  • Verify payment and invoicing match contract pricing
• Budget monitoring and cost saving:
  • Develop and implement cost reduction initiatives
  • Control and reduce the cost by minimizing wastage of materials
  • Calculate and compare costs for goods and services to maximize cost-effectiveness
  • Generate regular reports of facility-related budgets, finances, contracts, expenditures and purchases
• People Management:
  • Ensure to have good relations and motivate team for improvement.
  • Ensure efficient utilization of staff
  • Manage the team’s performance manage, develop and train staff
  • Monitor and control the morale and discipline of the department
• Control the implementation of quality management system (ISO 9001:2000 and ISO14001)
  • Control the document of ISO 9001 & 14001
  • Ensure employees are follow the 9001 & 140001 policies
• EHS management
  • Ensure compliance with environmental health and safety standards and industry codes
  • Build in the safety awareness for all employees
  • Plan and monitor employees EHS training
  • Ensure the production and non-production operations environment and waste are in good condition and suggest for improvement need.
  • Advise on and monitor energy efficiency
  • Assure security of the facility
  • Respond to facility and equipment alarms and system failures
• Risk management
  • Assist in the implementation and management of a property risk management program
  • Support the implementation and monitoring of disaster recovering and business continuity plans
  • Follow established escalation procedures and incident reporting procedures
  • Adhere to the company's CoC by ensuring compliance with the company's guidelines, procedures and strategies

• Education:
  • Bachelor degree or higher in Facilities Management, Facilities Engineering or related qualification such as project management, business management or construction management
• Experience:
  • At least 7 years working with factory utility & infrastructure, facility maintenance or project management
  • Experience in vendor management, procurement
  • Special knowledge and skills - Exposure to HVAC, Chiller system, Fire Protection system, Mechanical & Electrical system, BMS system.
  • Knowledge of local environmental occupational health and safety requirements

• Lead team size: 3 EHS Specialist + 1 QA (QUA chuyên viết procedure SOP, lưu trình nhà máy). Không quản lý facility (đội engineering sẽ quản lý)
• Salary: 30-40mil gross (max có thể open 50mil gross)
